Fender accustics are not well regarded by most players. Washburns on the other hand are. I know many players that have washburns and none that have a fender accustic. You might consider a walden. They are a cheaper copy of the washburn but with the samre or greater quality. They are the sleeper guitar out there. A huge bang for the buck. A friend of mine and a member of this forum sells them. He would be the guy to talk to about a comparison between the two. The one he has is 249,but I think it is another level up in quality to the washburn you were looking at.
Here's a link to his ebay store. Tell him allthumbs says hi.

For 200$ I recommend a Yamaha, I got mine for around 125$ and I love it.

That Alvarez should be a nice beginner acoustic. I've played several Alvarez guitars that sound and play as good as other guitars much more expensive.
Edit: "beginner" as in "don't want to spend a lot of money". It's certainly a decent guitar and many seasoned but budget-minded guitarists use them!

I think the alvarez should sound better and play better than the washburn, and the washburn will play and sound better than the fender
i personally don't like fender acoustics; fender makes nice electric guitars, basses and amps, but makes cheap acoustics
as suggested, yamaha would also be a good type of guitar to look into
the most important part about buying a new guitar is trying it out before you buy it, and with cheaper guitars there might be factory errors that go unnoticed. so try before you buy, and you'll end up getting what you like

I wouldn't count all Fenders out. I have one that's really well-made and plays and sounds as nice as most others. Of course, it's not the bottom of the line model, so maybe their bottom models are crap.
But I do agree that Alvarez makes a great acoustic!!

buy some picks, a tuner, and a capo when you buy your guitar
picks are nice to use, but don't count fingerstyle out!
a tuner is necessary because if you don't keep your guitar in tune, it makes it harder to play right and it won't sound right when you play it
a capo is important because it adjusts the key of a piece without making it difficult to figure out how it plays, and is important if you're playing with a singer that can't sing the key you're playing in properly so you can adjust to the singers voice
